    Our home is up for sale and we received the first offer a couple of days ago and were just notified by our agent that a second offer is coming in this afternoon. The first offer was only 6% below what we paid for the home in October of 2005, and if we get a couple of people bidding against each other we may even do better than that.

    Our house has only been on the market 35 days so I feel pretty lucky!!

    Yes, it sure is. We have a real estate friend in Branson how says the market there is really picking up. We also have friends here who have been trying to sell their house for over a YEAR and have now gotten three offers in the past week.

    I hated being out-bidded during the housing wars of SoCal in 2005. I mean really, a half-million for a 1 bed condo with less than 1k sq. ft.? I am not kidding.

    Well, we went with the second offer. It was a full asking price offer with us paying $8K of the buyer's closing costs which is pretty standard these days.

    I also think he was the best person. The first offer was from a young lawyer who was kind of a PITA. The money was pretty close but the guy apparently decided he had to put his great legal knowledge to use by writing more crap into the purchase agreement than our real estate agent had ever seen before.

    Basically, he was asking for the right to back out of the agreement at any time without losing his earnest money. The whole deal was contingent on him finding financing that was acceptable to him with no definition of what 'acceptable' was. He could have GREAT financing offered but if he wanted out of the deal all he would have to do is say it was unacceptable. His agent said she was sure she could get most of the language we objected to removed, but with another offer on the table why bother? No thanks... goodbye Mr. Lawyer. I sold my last house to a lawyer and he was a PITA too. What is WITH those guys?

    The guy we are selling to had a very solid offer with conventional financing and a letter of GUARANTEE from his lender that the loan would close or we (the seller) would be paid $10,000.

    We are so happy and relieved. We’ve been paying two mortgages since we bought our retirement home last July. That was not a problem while we were working, but would not have worked well with our retirement budget. Now we will close two weeks after our last day of work – just perfect!! We can retire and move to Branson where Rosie won’t have to do anything but concentrate on getting through her chemo and having a long and happy retirement.
