    Don't be desperate to take someone in, make sure it is someone who maybe works nights or something like that. Also, you would want them to have their own bathroom, and possibly stay the hell out of your kitchen.

    I've had great success with traveling nurses.

    You have to figure out what your policy will be about guests, and make it really clear in your ad. You can screen your renters, but not their guests... Also you probably want to put "1 person only."

    Ask lots of questions to get them to tell you about themselves... so you can find out if they like to cook, if they're out a lot, have a boy/girlfriend... all relevant to your choice of tenant :) If the room you're renting is large enough, it might be worthwhile to but a small fridge/freezer and microwave so they don't need to use your kitchen. That's what I did for my little rental. Depends on how you feel about sharing your kitchen.
