Whether it is DVC or a hotel room is moot to the issues I'm raising. They are trying to bring too many folks on property for the resources they're prepared to expend. Paying your way for transportation is fantastic. Hence, I said I had no idea if the DVC business plan is better than the cash room plan. But that still doesn't mean that the system isn't maxed out. There is no guarantee that Disney will put the money into transportation upgrades or expansions. They will simply allow it to bust at the seams. I am interested in the DVC info that you share and have knowledge of. But then you throw in comments like this: >>Of course when people talk about DVC expansion they tend to forget that...<< and it feels as though DVC'ers will defensively attack regardless. I am sorry I jumped in on this. I just keep seeing this issue raised and that, even though room capacity is a very relevant issue at Disney, the topic is so immediately brought to combative levels if DVC is mentioned, that no productive discussion ensues.

It is simply the truth. It may not apply to you, but it does to the great majority of people who comment on DVC. And for many people it is probably not that they forgot, but that they never knew in the first place. With Bay Lake Tower it was obvious... the Contemporary is a highly visible WDW icon, and people were sure to notice the destruction of the North Wing prior to the tower being built. But how many people had ever even heard of the Villas at Disney Institute, or much awareness that the units were demolished before Saratoga Springs was built? I will continue to vigorously make my case for DVC because so many people seem to be unaware of many aspects of DVC. If nothing else, it may get people to start talking about too many hotel rooms instead of too much DVC development. Yes, your posts may have said that. But the initial post I was responding to was: <<The odd thing is they dug themselves this hole by building so many DVC rooms.>> Clearly, many on this board love to single out DVC, even those like Spirit who are definitely knowledgeable enough to know better.

That doesn't mean I don't have issues with the overbuilding at WDW. And the conversions would be the worst offenders (said after I just got back from three hours at the WL) ... where one of the topics for discussion was indeed DVC and its affects on Disney. Often, the forcing of DVC onto other existing resorts has made for strange bedfellows ... the BLT may have a kewl locale, but you are mixing one of Disney's top convention/big business hotels with a very demanding clientele with another audience of largely families (and very demanding one due to the extreme cost for the locale) ... all in one resort. Makes no sense to me at all. As to the discounting comment, all I'll say is that discounts are widely available at DVC resorts, often as much as 45% (up to 60% for CMs) and I know many people who snag them at both BLT and DAK Villas, so it isn't just OKW and SS (perpetually available with discounts). I will say WLV and BCV are almost never available ... but the others are. I have much more to say, but have to get up early to go see the most amazing new attraction in town ... the one at IOA with the kid wizard!

Not sure why it is such an issue. I am still thinking eventually some rooms will close- age/ repair costs etc--and the overbuild between new hotels and DVC will replace that stock. Just a guess on my part--but the accountants do like that up front cash -- what they choose to do with it is the issue..not how they got it.

I've been told repeatedly by DVC staff (while being unable to make a desired BV reservation) that Boardwalk is their most popular resort.

The Marriott Villas in Europe have daily mini cleans and 2 thorough cleans a week. The American Marriott resorts operate like Disney. But on a balance sheet, you are right, the staffinf is likely less. Also the guest turnover may even be lower, given I suspect DVCers stay longer than some American guests?
